1. CAUTION REFUND: Landlord covenants to refund Caution Deposit within 14 days of expiration minus verified damages accompanied by legitimate contractor receipts.
2. EXCLUSIVE PREPAID METER: Tenant holds exclusive rights to designated meter readings without compound surcharge.
3. STATUTORY QUIT NOTICE: In accordance with Section 13 of the Lagos State Tenancy Law 2011, yearly tenants are entitled to 6 calendar months notice to quit.

Do I pay an agent or inspection fee?
No. There is no roadside agent fee, and booking an inspection is free.
What is the "all-in" move-in cost?
It's everything you pay to enter the house: yearly rent, the legal agreement fee (10%), a refundable caution deposit (10%), and estate dues / LAWMA levy. It's shown on every house before you inspect.
How does Pay Small Small work?

How do I know a listing is real?
